Submitting an Offer on a Foreclosure Property

IF YOU ARE A BUYER OR INVESTOR...

And you do not have a broker or agent you are working with, call us at 562-882-3149 for immediate assistance and ask for a REO Foreclosure Specialist Real Estate Agent. There are a lot of mistakes that can be made and problems that can arise if you try to buy a foreclosure or REO on your own.

IF YOU ARE A REAL ESTATE AGENT OR BROKER...

To submit an offer, you must follow the following steps.

If you submit without any of the following items, you may experience delays.

Step 1:

Print & Initial out the following items:

  1. Letter of Intent and Addendum

Prepare each of the below items, even if you already have submitted them to us:

  1. Letter of Intent and Addendum Required
  2. C.A.R. Purchase Agreement (8 pages only)
  3. Pre-Approval Letter (Loan broker approvals MUST cross-qualify with a DIRECT LENDER. We will call & verify with them.)
  4. Proof of Funds
  5. Copy of Earnest Money Deposit Check (Do not put company name. Write _________ Escrow so that the seller’s choice can be filled in when we are notified with seller signatures)
  6. Copy of Credit Report (1st Page with FICO Scores)

Step 2:

Fax EACH of the Items 1 - 7 listed above to (562) 283-0208

* Only Complete Packages will be submitted for consideration.

* Please call our office for any questions or concerns.

Step 3:

You will receive an email Confirming Receipt of offer within 24 hours from our Offer Negotiations Department.

Step 4:

Wait for a response from the Bank - Check your email!

You will receive Response via email the moment we hear from the Seller/Bank. Generally, this is within 3 Business Days or later, depending upon the Bank.
